1) A deposit equal to one month's rent is due at the time of signing the lease. The first month's rent is due when the lease starts. 2) The tenant will notify the owner 60 days in advance if the lease is to be renewed. 3) If the property is vacated for any reason during the term of the lease the tenant is responsible for repair costs, lost rent, advertisement costs and unpaid utility cost incurred by the tenant. 4) The property will be nicely maintained both inside and out. The owner may inspect the property at any time. The tenant will not disrupt the other tenants with excessive noise.
